01For buyers

Do you charge buyers anything?

No. Buyer consultations, shortlists and private inspections are all free. Our fee is paid by the seller when a sale settles.

Can I get a private inspection instead of waiting for a Saturday open?

Yes, on any current listing, subject to the vendor or tenant agreeing to a time.

02For sellers

How much does it cost to sell with Anchorage?

Commission is 2.5% to 3% of the sale price, agreed in writing at listing. Marketing is quoted separately in one of three fixed packages starting at $950.

Auction or private treaty, how do we decide?

It depends on the property and what is happening in that part of the peninsula right now. We will give you an honest recommendation at the appraisal, not a default answer.

How quickly can you come out for an appraisal?

Usually within a few days, sooner if you tell us there is a reason to move quickly.

Is the marketing package cost separate from commission?

Yes. Marketing is invoiced at the start of the campaign, separate from the commission paid at settlement.

Do you take photos before or after I move out?

Whichever suits the campaign. Furnished, styled homes photograph better, but we can also shoot vacant and use a floor plan and description to carry the space.

03For landlords

How much does property management cost?

7.7% to 8.8% of the weekly rent, GST inclusive, with routine inspections and maintenance coordination included. There is a separate one-off letting fee when we place a new tenant.

What happens at a routine inspection?

We check general condition, smoke alarms and anything flagged at the last visit, take photos and send the owner a written report within two business days.

Who picks the tradesperson for a repair?

We coordinate with trades we already use across the peninsula and quote genuine repairs back to the owner before booking, except a genuine emergency.

Do you manage both houses and units?

Yes, houses, townhouses and units across the peninsula and the bay suburbs, including a small number of holiday letting conversions.

What if I want to sell a property you are currently managing for me?

We can run the sales campaign alongside the existing tenancy where the lease allows it, and will talk you through what that looks like for inspections and access.

04Area and payment

Do you cover the whole Redcliffe peninsula?

Yes, Redcliffe, Clontarf, Woody Point, Margate and Scarborough, plus the bay suburbs out to North Lakes and Burpengary. If you are just outside that, call us and we will tell you straight.

How do I pay you, and when?

Marketing is invoiced at the start of the campaign. Commission is deducted from the sale proceeds at settlement. Property management fees are deducted from the rent each month before your statement.
