Private inspections and guided walkthroughs

One family, one agent, no queue. We walk the property at your pace and point out what a forty-minute open home never gets to.

Takes
20 to 40 min per property

A private slot outside normal open home hours means you can open every cupboard, run the taps, stand in the yard at the time of day that matters to you, without a queue at your shoulder. We walk it with you, room by room, and say the practical things out loud: storage that actually holds what you own, natural light through the afternoon, whether the yard is safe and shaded, whether a shed or garage has real workshop potential.

What is included

  • A private time slot outside normal open home hours
  • A guided walkthrough covering storage, light, yard safety and any workshop or shed space
  • Straight answers about the property's condition and history, not just the good parts
  • Help weighing it against the rest of your shortlist afterwards

02How it runs

Step by step, in this order

Typical time: 20 to 40 min per property. You are told which step you are on.

  1. 01 Request a private time once a property is shortlisted
  2. 02 Confirm access with the vendor or the tenant
  3. 03 Walk the property together, inside and out, at your pace
  4. 04 Point out the practical detail: storage, light, yard, workshop space
  5. 05 Debrief afterwards against the rest of the shortlist

03Asked often

Before you book

Not here? It might be on the FAQ page, and if not, ring and ask.

Will you tell me if a property has real problems?

Yes. We would rather you find out from us on the walkthrough than from a building inspector after you have signed a contract.

Can I bring a tradesperson or a family member through?

Yes, with notice so we can confirm it with the vendor or tenant. Bringing someone who knows renovations is often worth doing before you make an offer.

How much notice do you need for a private slot?

Usually a day, sometimes less if the property is vacant. Tenanted homes need more notice under the standard entry rules.
