One plain percentage fee, with routine inspections and maintenance coordination already included, not billed as extras.
Ngozi and the property management side look after tenant selection, rent collection, routine inspections and maintenance for landlords across the peninsula. The management fee is one plain percentage of the rent, GST inclusive, and routine inspections and maintenance coordination sit inside that fee rather than turning up as separate line items later. Maintenance always gets a quote back to the owner before anything is booked, except genuine emergencies.

Step by step, in this order
Typical time: ongoing; first inspection at six weeks into a new tenancy, then roughly every twelve weeks. You are told which step you are on.
- 01 Sign a management agreement with the fee set out in writing
- 02 Market the rental and select a tenant with full reference checks
- 03 Collect rent and issue a monthly owner statement
- 04 Run routine inspections and report back with photos
- 05 Coordinate maintenance, quoting first except in a genuine emergency
What does the management fee actually cover?
Rent collection, routine inspections, maintenance coordination and the monthly statement are all inside the one percentage fee. The only separate charge is the one-off letting fee when we place a new tenant.
How often do you inspect the property?
The first inspection happens around six weeks into a new tenancy, then roughly every twelve weeks after that, with a photo report sent to you each time.
Who chooses the tradesperson for a repair?
We coordinate with trades we already use and trust across the peninsula, and quote genuine repairs back to you before booking, except an emergency like no hot water or a burst pipe.
