Commission, the three marketing packages, add-ons and the property management fee, all in one place.
Selling
Two costs, both agreed before a campaign starts
Marketing is invoiced up front. Commission comes out of the sale proceeds at settlement.
Commission
2.5 to 3%
of the sale price, the same whether the campaign is auction or private treaty, agreed and signed off in writing before the campaign starts, with no increase after an offer comes in.
Auctioneer fee
$650 to $950
the auctioneer's fee for the campaign and auction day; commission is the same 2.5% to 3% of the sale price as a private treaty campaign, agreed and signed off in writing before the campaign starts
Contract preparation
$150 to $300
contract preparation and standard disbursements; commission runs 2.5% to 3% of the sale price, agreed and signed off before the campaign starts, with no increase after an offer comes in

Managing
One plain percentage, everything included
Ongoing management
7.7to8.8%
of the weekly rent, GST inclusive, taken from the rent each month
One-off letting fee$450 to $650
Tenant selection, reference checks and lease preparation
Rent collection and a monthly owner statement
Routine inspections with a photo report to the owner
Maintenance coordinated with trusted local trades, quoted before booking
Rent review conducted annually against comparable peninsula rentals
Maintenance is always quoted back to you before it is booked, except a genuine emergency: no hot water, a burst pipe, a security issue.
How payment works
When each cost actually lands
Marketing is invoiced separately at the start of the campaign. It is not deducted from the sale price at settlement, so there is never a surprise line item on the settlement statement.
Commission is deducted from the sale proceeds once a sale settles. Property management fees are deducted from the rent each month before your owner statement, and the one-off letting fee applies only when we place a new tenant.
Appraisals and buyer consultations are always free and obligation free
Every commission and management fee is agreed and signed off in writing before we start, with nothing added later
Vendors get open home and private inspection feedback within 24 hours, not just a summary at the end of the campaign
Landlords get a photo report within two business days of every routine inspection, with maintenance quoted before it is booked
Thanks, that is everything we need
Demonstration only. Nothing was sent and nothing was stored. On a live site this would
reach hello@anchoragerealestate.com.au and a booking would be confirmed by phone.
